I start every client relationship with a Buyer Counseling Session. Think of it as a real conversation, not a sales pitch, where we talk through what you're looking for, what you can afford, how the process actually works in North Carolina (and South Carolina, if that's in the picture), and what to expect at every stage.
From there, here's what I do for you:
I help you get financially ready. Before we look at a single home, we'll get clear on your budget, connect you with a trusted local lender, and get you pre-approved. This puts you in a position to move quickly when the right home comes along.
I narrow the search and get you in the door. I'll identify properties that fit your actual needs and schedule showings around your life, so you're spending time on homes that are genuinely worth considering.
I protect you through the offer and negotiation process. Submitting an offer is about more than price. Due diligence fees, earnest money, contingencies, repair requests, appraisal outcomes. I walk you through all of it, and I handle the tough conversations with sellers so you don't have to.
I manage every moving part through closing. Inspections, appraisals, the repair process, the closing attorney, your lender. I stay in constant communication with your entire team so nothing falls through the cracks and your closing date doesn't move.
I'm still here after closing. Questions come up after you get the keys. That's normal. I'm still a resource for you.
Why the Buyer Counseling Session Matters
A lot of buyers skip this step or don't know it exists. That's a mistake.
The real estate process in North Carolina has specific timelines, deadlines, and contract terms, especially around due diligence, that can cost you real money if you're not prepared for them. A single missed deadline or a form signed without fully understanding what it means can put your deposit at risk or leave you stuck in a deal that doesn't serve you.

The Charlotte Market Right Now: What Buyers Should Know
This is a genuinely good time to be a buyer in Charlotte, and here's why.
Inventory is the highest it's been in years. Active listings in the Charlotte metro climbed roughly 19% year-over-year in early 2026, giving buyers far more options than they had in 2022 or 2023.
Homes are sitting longer. The median days on market is currently around 55 days, compared to 51 days last year. That means you have more time to be thoughtful, and more negotiating room than we've seen in a long time. Sellers are receiving, on average, about 95.6% of their list price, which leaves real room for buyers to negotiate.
Prices have stabilized. The median sale price in Charlotte is sitting around $427,000 as of March 2026, essentially flat compared to last year. The rapid appreciation we saw in prior years has moderated to a more predictable 3-4% annual pace.
Mortgage rates are in the mid-6% range. As of early May 2026, the 30-year fixed rate is averaging around 6.37% nationally. Rates have moved a fair amount over the past year, ranging from a low near 5.98% to a high near 6.92%. Staying pre-approved and ready to move is smart strategy right now.
The bottom line for buyers: This market rewards preparation and patience. You have options. You have time to be selective. But when the right home comes along, you still need to be ready to act. That's exactly what the counseling session prepares you to do.
